Cheap condos in Pattaya for long-term rentals in 2026 year

I’d like to share a selection of some of the cheapest condominiums and budget condos you can still find in Pattaya.

Many of these options are not listed by real estate agencies, as the price is too low for agents to earn a meaningful commission.

That’s why it’s often better to search and rent directly from owners. Previously, I wrote a guide on how to find a condo in Pattaya — I strongly recommend reading it before starting your search.

By “cheap housing,” I mean condos in the 4,000–8,000 baht per month range. In 2026, most standard rentals start from 8,000–15,000 baht, while cheaper options are usually older buildings with basic conditions.

These prices are typically available only for long-term rentals (6–12 months).

Armstrong Apartment

One of the cheapest options in Pattaya, located near 3rd Road.

Prices may start from 3,000–4,000 baht per month, depending on availability and condition.

Expect very basic (“spartan”) rooms and minimal facilities.

Nirun Grand Ville Condominium

A very large condominium complex with thousands of units, located in Central Pattaya.

One of the most well-known budget condos in Pattaya. Prices typically range from 4,000 to 7,000 baht per month.

Baan Suan Lalana

A more comfortable option with better infrastructure.

Most cheap condos in Pattaya are not listed on traditional real estate websites. The best deals are usually found via Facebook groups or direct contact with owners.

One of the most effective methods:

• Look for “For Rent” signs on buildings

Cheap condos in Pattaya (under 7,000 baht) still exist, but they are usually:
